What changed
- Supply. Months of supply at 3.4 (higher than 3.3 a week earlier); 6,120 homes were for sale in the metro area.
- Listings and contracts. 501 new listings against 524 the week before, and 414 new pending sales against 429.
- Price cuts. 10% of listings had a price cut, about the same as last week’s 10%.
- Mortgage rates. The Freddie Mac 30-year average was 6.76% (week of Sep 10, 2026), higher than the prior week’s 6.71%.
If you are buying
- Supply is on the tighter side at 3.4 months, so a strong pre-approval and a decisive offer help.
- Price cuts on 10% of listings show that some sellers are adjusting; check how long a home has been listed and whether the price has already moved.
If you are selling
- New listings outpaced new pending sales this week, so a home stands out most when it is priced and presented well from day one.
- The gauge describes the region; the price that matters is the one that matches your street, your condition and today’s buyers. Ask Rudy for a personal market report.
