How to Read a Home Listing

Every part of a listing decoded, so you can spot the good stuff fast.

A listing packs a lot of information into a small space. Here is how to read it like a pro.

The status

  • Active. Available and taking offers.
  • Active under contract or contingent. An offer has been accepted, and conditions are still being met. Backup offers may be possible.
  • Pending. Under contract and moving toward closing.
  • Sold. The sale has closed.
  • Back on market. A prior contract fell through, which can be a chance for you.

The numbers

  • List price and price history. Shows the asking price and any changes.
  • Days on market. How long it has been listed, a clue about interest and pricing.
  • Price per square foot. Useful for comparing similar homes.
  • Lot size and living area. Living area is the finished space. Lot size is the land.
  • Year built. Helps you think about updates, systems and permits.
  • HOA dues. Monthly cost and what it includes.

The description

Look for what the sellers highlight, and for what is not mentioned. Photos, floor plans and videos help you picture the flow.

Read between the lines

  • "As is" means the seller will not make repairs, and you can still inspect.
  • "Motivated seller" suggests flexibility.
  • "Bring your vision" often means the home needs updating.

Your agent's notes

Ask your agent for more than the listing shows: recent comparable sales, the neighborhood's market trend from the market report, permit history and anything the sellers have shared.
